Nashville is world renowned for being the home of country music and the bachelorette mecca of the world. As the city grows in popularity many of its neighborhoods have become revitalized, former industrial areas turned trendy restaurants and boutique shopping. As a Nashville based company we decided to put together our own list of the top 5 neighborhoods for new transplants. The list was compiled from informal surveys of 500 locals, commute time to downtown, and finally a population snapshot to frame who each neighborhood might fit best for. Without further ado these are the top 5 neighborhoods in Nashville for 2020 based upon our not so scientific formula.
1. Midtown / Music Row

Perfect for: College students, Young professionals, Socialites
Midtown is definitely a bar-hopping mecca, but also has some great dining options. The neighborhood has the second densest concentration of venues showcasing live music after Broadway downtown, and many locals and nearby college students from Vanderbilt and Belmont, both flock here for a less touristy taste of live music. Midtown gets a lot of attention not only from being mentioned in a lot of country hits but also being a hangout spot for some of the local country stars. Some of the well known bars are Losers and Winners, Kung Fu and Tin Roof on Demonbreun.
The vibe in Midtown is a little more relaxed, less touristy, and is a popular area for locals that enjoy a vibrant night scene without quite the level of chaos and volume of tourists found on Broadway.
While Midtown is a great neighborhood we don’t see it as ideal for families. It definitely caters more to young adults or singles who enjoy plenty of nightlife options and dining out.
The Midtown neighborhood itself is located 1 mile from downtown Nashville, Tennessee and has a population of 2,670. Midtown is in Davidson County which is one of the best places to live in Tennessee. Living in Midtown offers residents a dense urban feel and most residents rent their homes. Many young professionals live in Midtown and residents tend to be liberal. The public schools in Midtown are above average for Davidson County. Median home list price here is $277,000 and while cheaper on the surface, keep in mind that most of these properties are condos.

12 South is a great area composed mainly of young families and free-spirited individuals. You’ll find freelancers and musicians at the local coffeehouses and moms with strollers walking to nearby Sevier Park. There are some awesome restaurants in the 12 South area including Burger Up, Bar Taco and Frothy Monkey. There are two main venues making up the “late night” action in 12 South, Mafiaoza’s and 12 South Taproom. 12 South also has several shops that sell everything from vintage finds to modern apparel. From 12 South, you can walk to Belmont Blvd, but would need to drive to the other areas in Nashville.
12 South is a great neighborhood for young families that like to be walking distance to local attractions but not in the thick of all the action. Homes in this neighborhood are a bit more expensive than average with single family homes going for $550k to well in excess of $1m for single family homes.

Although Germantown has grown by leaps and bounds over the past few years, the historic neighborhood has retained its unique character, beautifully blending the old with the new. You can now find some of the top restaurants in Nashville setting up shop here along with great outdoor space by the river and near the capitol building. The Nashville Sounds stadium is here as is the farmers market for weekend outings.
Historic Germantown is located within walking distance of downtown and is bound by Jefferson Street on the south, Hume Street on the north, Rosa Parks Boulevard on the west and Third Avenue North on the east. It’s home to some of Nashville’s best restaurants – Rolf & Daughters, City House and 5th and Taylor, just to name a few – as well as cool shops and salons. When it comes to places to live, residents have plenty of options as Germantown offers restored homes built in the 1800s as well as recently constructed apartments and duplexes.

One of the newest up and coming areas on Nashville's west side is The Nations. Close to the West Side shopping center and just minutes to downtown it's a great location for millennials looking to be close to everything. The Nations is a well-established neighborhood full of homes with lots of character. Most residents are in walking distance of restaurants, coffee shops, retailers, parks and more.

In the early days East Nashville helped put Nashville on the map as a culinary destination with beloved restaurants like Margot Cafe & Bar and Marche Artisan Foods. This reputation endures today. Locals frequent the many dive bars, craft cocktail joints, coffee shops, and vintage stores sprinkled throughout the neighborhood.
